Puerto Vallarta is undergoing a significant transformation, expanding well beyond its traditional tourist areas to accommodate changing traveler preferences and a growing population of international residents. Once limited to the beachside attractions of the Malecón, Zona Romántica, and Marina, Puerto Vallarta’s tourism map now encompasses emerging neighborhoods and outlying areas that offer more authentic experiences for visitors.
Emerging Neighborhoods
The neighborhood of Versalles has become the city’s culinary hotspot, featuring bistros, gourmet bakeries, and high-end sushi restaurants. Nearby, 5 de Diciembre is attracting both tourists and full-time residents with its colorful streets, local taquerias, and walkable layout with ocean views.
Other areas gaining popularity include:
- Fluvial Vallarta with its wide boulevards and family-friendly atmosphere
- Emiliano Zapata with traditional markets and mezcal bars
- El Palmar de Aramara, which is developing into a culinary destination near the cruise terminal.
Expansion Drivers
The expansion is driven by several factors, including increased housing demand and changing tourist preferences. Puerto Vallarta receives approximately 4 million visitors annually and is now home to an estimated 40,000 U.S. and Canadian residents. Housing listings have increased from 542 in April 2024 to 674 in March 2025, according to Mexico Life Realty.
Adventurous Destinations
For adventure-seeking travelers, destinations beyond the city are becoming increasingly popular. Yelapa, a car-free fishing village accessible only by boat, offers eco-retreats and cliffside yoga. The highlands of Sierra Madre feature the Pueblos Mágicos of Mascota and San Sebastián del Oeste, known for Spanish architecture and coffee farms.
Infrastructure Improvements
To accommodate this growth, significant infrastructure improvements are underway. The international airport is expanding with a new Terminal 2, expected to double capacity by 2026. The Jalisco government allocated over 178 million pesos to public infrastructure in 2024, including road improvements with wider sidewalks and bicycle lanes. Public transportation is also being enhanced with eco-friendly buses and more than 300 free Wi-Fi points installed throughout the city.
With these developments, Puerto Vallarta is positioning itself as a multifaceted destination that appeals to a broader audience, including digital nomads, remote workers, and travelers seeking authentic cultural experiences beyond the beach.
